As a real estate investor it can sometimes be tough to find motivated sellers. There are many challenges facing investors including increased competition and sinking home prices.
Tip your hat to a terrible financial market and a poor housing market because motivated sellers are not hard to find. In the end, there simply is not. How do you find them though?
A great way to find motivated sellers is online. You needn’t look far to see fly-by-night services pawning lists of motivated sellers. What I’m referring to is an internet solution that the investor owns and controls. Basically, a site that is yours that captures the information of motivated sellers.
So how do you go about implementing such a solution? Start it off with a superior website. It should demonstrate that you are a serious buyer and know how to solve their problem. It should show that you’ve solved the problems of other motivated sellers recently. It should have convincing sales copy that provokes the visitor to want to contact you. Be sure it has a way for visitors to get their vital property and contact info to you.
Start by either paying a professional to create a quallity website or build one yourself. Optionally, you could customize a template that you purchase. If you modify an existing template or construct something from the ground up will take some programming and design skills. Hiring it out will certainly require capital. You should put a dollar amount to your time and choose whether it’s worth it. Are you going to make yourself worth $20 or $22 an hour to make it yourself? Do you have more time than money?
Happy customer testimonials should be littered throughout. Take your offline credibility kit and fashion it for your website. Use actual quotes, actual numbers and photos if you have them. Audio testimonials are an excellent option. There is nothing more convincing than a satisfied customer.
Your visitors will complete your online forms if you use compelling copy. Dan Kennedy is a super resource here and I recommend following him where possible. He’s a veteran copy writer. Get his book called, The Ultimate Sales Letter, and read it cover to cover. Be certain to write your copy with a compelling call to action at the end of each page.
The finishing step is to liberally sprinkle lead generators throughout the site. These are online forms that your visitors complete. The forms should acquire the visitor’s contact info in addition to their property details. Some database programming here is necessary to link the form fields to the database records.
Maybe the biggest challenge is getting visitors to your new website. A great way to do this is to advertise using Yahoo Search Marketing. This can be done with searching engine optimization and PPC. After you are getting visitors you may want to tweak your content to make it better. If you’re not getting the conversion rates you would like then change up the copy or move some things around. Landing pages that only offer the ability to fill out a form can be effective.
Once you have an excellent website you can implement PPC and SEO campaigns and you’ll not be lacking for motivated sellers.
